Help dating a tagless pleated knee length skirt!

Hello! I got this beautiful pleated knee-length skirt at a Salvation Army a few weeks ago. I'm tempted to say it's from the 50s/60s based on some details but it definitely seems homemade (no tags, seams, etc.) so can't say for sure. Would love some help!

Here's what I have spotted so far:

-CONMAR metal zipper
-Zipper is concealed. Honestly not sure if it's placed at the back or side since there are no tags
-Material feels like wool
-Has an interesting hem/stitching. I can't see the seam from the outside but I believe it is stitched and not glued? Does anyone know what technique this is or what it's called?
-Two buttons, not sure of the material
-Fitted at the waist and flares out

Here are some photos of these details!

What a gorgeous piece! Difficult to date as it's so classic. Lovely fabric with woven stripes, which does look like wool so you are probably right there.

Hem stitching, so you can't see the stitching from the outside, is a common, though quality, hand sewing technique. It's called blind hemming I believe. It's done by catching up a single strand from the back of the front facing fabric. It's something I can do, so it's not only something from high end seamstresses :)

To me it's doesn't look long enough to be 50s, though that does rather depend on the height of the original owner. It could be 60s?

Look forward to hearing what others think.

... also, you may be able to tell where the front and back are, and therefore the placement of the zip, by the direction of the pleats. I can't quite see what's going on with that. I can see the pleats are facing towards the zip from both sides (rather than the pleats going in the same direction all the way around.)

On the part opposite the zip, is there a section that looks like it should face the front and is symmetrical? Or does that look more correct, when the zip is at the side?

I think it's box pleating at the front, opposite the zip, but I can't quite tell.

They look like knife pleats to me, gorgeous skirt! Will trust the experts on dating. And yes as Ruth says, blind hem :), the tape would likely have been added to give a little weight to keep the pleats in place.
